Buyer’s Market: 

温哥华房屋价格 | Real Estate Report Feb.2019: Again, Vancouver real estate trend as our expected; more supply and fewer demands.

According to the Real Estate Board of Greater Vancouver (REBGV); there were1.484 home sales in Feb.2019; 32.8 percent decrease compared to Feb.2018; however, a 34.5 percent increase compared to Jan.2019. 温哥华房价2019Even the sales seems to be increased; but still, sales were 42.5 percent below the 10-year February sales average – “below the 10-year average” this is a familiar phrase.

Phil Moor (the president of REBGV) said that in the past 4 years, it was seller’s market; however, this seems to be turned around in the past 12 months – buyer’s market. It is good for buyers.

There are 11,590 homes listed for sale on the MLS® Vancouver, a 48.2 percent increase compared to February 2018 (7,822) and a 7.2 percent increase compared to January 2019 (10,808). In realtor’s perspective, more listings is not a good sign, which indicated more homeowners are selling their properties – why they are selling??? Maybe homeowners are facing the mortgage problem, maybe they want to make some money (most of them purchase their homes before the year 2013); maybe they (real estate investors) foresee the market is going downhill, lose some money is always better to more. There are too many possibilities.

The Sals to active ratio still remain in low; 8.5 percent for detached home (house); 15% for the townhouse, and 17% for the apartments.

It is a bit hard for the market to get back up again in the short term. Buyers are using the wait and see approach; because there is a lot of selection in the market right now.

Advice to home buyers: 

If you are looking for a home to buy, we suggest you wait a little bit longer, the price might drop another 5-10% (personal opinion).

Advice to home sellers:

Price right your property value – don’t use a big number to scare your potential buyers away. Work closely with your realtor.
