温哥华房价总结 | Vancouver Home Sales 2018 – home sales reach the lowest level since 2000.

On Jan.03.2019, the Real Estate Board of Greater Vancouver (REBGV) reports that there were 24,619 properties sales (including houses, townhomes and apartments) on the Multiple Listing Service® (MLS® Vancouver) in 2018. A 31.6% home sales decrease compared to 2017, and 38.4% sales decrease compared to 2016.

Guess what – 2018 home sales were 25% below the 10-year average.

Let’s take a look at the stats on home listings – 53,614 homes for sale in 2018; 54,655 homes for sale in 2017; and 57,596 homes for sale in 2016. Sales Ratio in 3 years: 24619 sales/53614 listings = 46% in 2018;  35993 sales / 54655 listings = 66% in 201739943 sales / 57596 listings = 69% in 2016.

December 2018 Summary:

According to VRBGV’s report, there were 1,072 homes sales in Dec.2018 – 348 detached sales, 189 townhouses sales, and 535 apartments sales.  Again, this data is below the 10 years average.

For all property types, the sales-to-active-listings ratio for December 2018 is 10.4 per cent. By property type, the ratio is 7.1 per cent for detached homes, 12 per cent for townhomes, and 14.2 per cent for apartments.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12%marksk for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months.

一般来说,分析师表示,当房价在一段持续时间内比例跌破12%以下时房价有下调压力,相反来讲如果这个比例几个月内超过20%时,往往意味着房价会上涨。
