温哥华房地产报告2019年6月 | Real Estate Vancouver Report: This month’s report used a title as “Housing supply up, Sales and Prices are Down in June”.  So you know what’s going on in the market.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totaled 2,077 in June 2019, a 14.4 percent decrease from the 2,425 sales recorded in June 2018 and a 21.3 percent decrease from the 2,638 homes sold in May 2019. Remarks: usually home sales will increase from April to August; however, in 2019, sales and prices down – you can predict the market is not as good as you expected. 

Last month’s sales were 34.7 percent below the 10-year June sales average. This is the lowest total for the month since 2000.

On the supply side, there were 4,751 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® MLS® Vancouver in June 2019. This represents a 10 percent decrease compared to the 5,279 homes listed in June 2018 and an 18.9 percent decrease compared to May 2019 when 5,861 homes were listed.

In nowadays, home buyers will have much much more selection than before. However, to the home sellers, they need to work with their realtors closely to determine the right price for their selling units.

Let’s look at the benchmark prices for detached homes, townhouse, and condos:

  1. Detached house: $1,423,500
  2. Townhouse: $774,700
  3. Condo/Apartments: $654,700

Realtors Comment: By seeing this report from the board, we can predict that the coming July and August sales – keep reaching the 10-years low. If you are a home buyer – no rush to buy. If you are a home seller – please, please do not over-price your selling unit.
