Vancouver Real Estate Market Stats – “Below the ten-year sales average” sounds so familiar. Yes, from Feb 2018 to Nov.2018, the real estate market sales keep dropping down in 2018. The key phrase has appeared on the monthly stats for more than 10 times – BELOW THE TEN-YEAR SALES AVERAGE seems to be the magic phrase of the stats in 2018.
According to the Real Estate Board of Greater Vancouver (REBGV); there was 1,608 home sold in Nov.2018. Compared to Oct.2018, there were 1,966 homes sold – 18.2% decrease. Again, the Nov.2018 stat is below the 10-year sales average.
Home buyers are using the wait-and-see approach in the year 2018, which is cool down the market and helping the price down a bit.

- MLS Active listings for the house: 5,787; 516 sales

- MLS Active listings for condo/apartment: 4,602; 810 sales
Sales-to-active listings ratio:
- For House: 516 / 5787 = 8.9%
- For Townhouse: 282 / 1918 = 14.7%
- For Condo and apartment: 810 / 4602 = 17.6%
Why sales-to-active-listings ratio is so important? Real Estate experts said that if the ratio gets down below 12% the housing price will face a downward pressure. On the other hand, when the ratio passes 20% for a period of time, the housing price often will experience a upward pressure.
Personal opinion for home sellers – do not panic, it is not the end of the world. The real estate market is still moving, however, you have to price right your property. Home buyers are becoming more and more price sensitive. In the next 1-2 years, it will be a price driven market.
