Vancouver Condo Sales suppose to be strong in Spring, but the prices decline with fewer sales and inventories increases

Vancouver Apartments Have Fewest Sales Since 2009 | 溫哥華公寓成交大跌 A condo apartment is getting cheaper and cheaper in Vancouver; according to REBGV (Real Estate Board of Greater Vancouver); condo apartment’s price down 5.9% from last year with benchmark price $656,900 in March 2019. If we take a look at West Side of Vancouver, its condo price dropped even more with the benchmark price $769,200, down 8.9% from last year.

Greater Vancouver Condos Inventory Increases 131%

Compared to the 2018’s march; there were 1,349 sales for the condo apartment, however, in 2019’s march, only 872 sales in March. Sales decreases and inventory increases that cause the price dropped as well.

Greater Vancouver condo sales fell to a 10 year low, while inventory doubled. Yes, inventory is still low compared to historic levels, but sales at a recession low. Combine this with the largest price decline since the Great Recession, and even the low-ish inventory may be too much right now.

Vancouver Realtor Chen’s perspective: Condo’s price keeps increasing since 2015. Some condos are even more expensive than townhomes. Buyers are not stupid, why paying more to purchase a smaller place to live, why not use the same amount of money to purchase a townhouse instead? With less demand on condos, the price of a condo apartment might drop 5-8% more.

大溫哥華公寓的新房源上個月有所增加。REBGV在3月份報告了2,284個單位新上市挂牌,比前一個月增加了24.3%。這比去年同期增加了18.15%。月度增長再次是季節性的,但年度不是。隨著銷量下降,新上市的增加使得總庫存量大大增加。

公寓帕文的活躍房源達到了多年的高位。REGBV在3月份報告了5,076個Active Listings,比前一個月增加了13.68%。與去年同月相比,上市房源現在增長了131%。這是自2015年以來最多的三月份庫存,這已經釋放了很多價格壓力。

溫哥華房地產經紀人陳的觀點:自2015年以來,公寓的價格不斷上漲。有些公寓甚至比聯排別墅更貴。買家不是傻瓜,為什麼花同樣的錢要買一個較小的空間住,為什麼不買聯排別墅呢?未來1-2年, 買家會追求實惠。 由於對公寓的需求減少,公寓的價格可能再會下降5-8%。
