Real Estate Investors From China Turn to SouthEast Asia? 中国地产投资转向东南亚
Well developed cities as London and Vancouver are no longer welcome Chinese Investors?
Property investment strategy change – since Western countries set some barriers to Chinese investors – they are switching their attention to developing countries.
This change comes after countries as UK, Australia, New Zealand, and Canada restains foreign inflows of capital to cool down the real estate market.
The Global Property Guide reports that Chinese buyers have cooled down the properties’ prices in western countries compared 2017 and 2018.
Housing prices in Canada rose 2.87% in the 12 months to the end of the second quarter, compared with 14.16% in the same period last year. Over the past ten years, housing prices have risen by 68.85% in nominal terms. Vancouver imposed a heavy tax on foreign buyers, raising the tax rate to 20% in February, up from 15% in force in August 2016. Toronto and its surrounding areas imposed a 15% tax on foreign real estate investors in April 2017.
“With more market cooling measures and higher mortgage rates, the Canadian real estate market is slowing sharply. In its quarterly report, the Global Real Estate Guide said house prices in 11 major cities in the country had risen by only 0.41% in the second quarter of 2018, slowing sharply from 13.02% last year.
Analysts said rising interest in South-East Asia shows that international investors are exploring new markets.
“It is possible for investors to vary the range of their portfolios in order to reduce the risks. In addition, with the Chinese government’s “one belt and one-road” plan, the Southeast Asian market will benefit greatly, “said Binoche Chan, the chief executive officer of Sotheby’s international real estate company.
Ayala Land, a Philippine-based developer, says Chinese buyers have become increasingly interested in its residential projects since 2016. From Jan to Sept 2018, 1/5 sales from foreign buyers – 45% of them are Chinese Buyers.
