If you are a foreign buyer buys a $5 million residential property in Vancouver the total property purchase tax would be:
1st 200,000 * 1% = $2,000
$200,000 to 2 million * 2% = $36,000
Over $2million * 3% = $90,000
Total Tax Pay if you are a canadian resident = $128,000
$5millon * 15% = $750,000
Total Tax Pay if you are a foreign buyer = $878,000
What if I don’t pay???
You need a lawyer, real estate agent, and accountants to help you complete the transaction. If you are not paying the tax, there will be penalties of $100,000 for individuals and $200,000 for corporations apply to anyone who participates in illegal tax avoidance. So…no one will take risk to help you complete the deal.
