Do not Overprice Your Property
A home seller, everyone wants to sell their home in high price. However, it depends on the market demands; if the real estate market is going downhill, and you overprice your house/condo; the following risk you will be facing:
Appraisal: Bank required an appraisal before they lend out the money. The appraised value is quite close to the market value if your home is much higher than the appraised price. The bank might not load money to the buyer. It turns out, the buyer cannot satisfy with the financial clause – the deal collapse.
Lose the price competition: Buyers and their agents will usually search sell listing on MLS®; you can easily find 10-20 similar listings in the area. When buyers do a comparison with your overpriced home with others; 99% they will not choose yours – why pay more if they can pay less.
Your Listing: the longer time your listing stay in the market, most likely your home will sell for less. Buyers are smart, they wonder why your listing stayed in the market for 100-160 days; it must be something wrong with your property?
Hard to Close the sale: Buyer might offer you a fair market price on your home, but you are not going to accept it. It is hard for a realtor to close the deal when it is overpriced. The buyers will just walk away and seek for other similar properties.
Comparison: Buying a property is the biggest financial decision for buyers to make in life. They will do a lot of comparisons; when they see your home’s price is much higher than other similar properties. You are helping your competitor to win the deal.
Above are just a few reasons why you shouldn’t overprice your home. Before you decide to list your home for sale, talk to your realtor, study the market – knowing your competitor’s prices. Overpricing your property might hurt your home’s overall value.
